About the Planning Board
The Planning Board processes applications for "permitted uses" for both subdivisions and site plans. The Planning Board also prepares the Township Master Plan. Any amendments to the Master Plan have to be submitted and reviewed by the Planning Board.
The Planning Board meets on the second and fourth Wednesday of every month at 7:00 p.m. at the municipal building.
On June 30, 2025, Governor Phil Murphy signed P.L. 2025, c. 72 (S4654 into law, which amends the legal notices requirement under the Open Public Meetings Act. After March 1, 2026, public entities must publish notices on their Township/Borough website.

Application Scheduling Announcements
- The Diamond Nation, LLC application for a self storage facility was heard and approved at the September 24, 2025 meeting. However, the Board made a motion at their 2026 Reorganization meeting to reopen the hearing as additional information was brought to attention. The new hearing of this application is scheduled for April 22, 2026.
- The Summit Custom Spray, Inc application was not heard at the November 12, 2025 meeting. The application has been carried to the April 22, 2026 meeting without the need for further notice.
- The 14 HWY 202, LLC application was heard at the April 8, 2026 meeting. The application has been carried to the June 24, 2026 meeting without the need for further notice.
A Guide to Planning Board & Board of Adjustment Meetings
All Board meetings are run by the respective Chairman/Chairwoman. The Board must have a quorum (majority) of its members present – 4 for Board of Adjustment and 4 for Planning Board – in order to have a meeting. The Boards and Board Members have the obligation to follow the Municipal Land Use Law (MLUL) and are compelled to act based on the findings of fact and proofs provided during the course of the public hearing.
